How we ranked—and how to discount us

First, the disclosure: we make Homies AI, and it appears in these rankings. We are not neutral, and pretending otherwise would waste your time. What we can offer instead is a method you can check. We rank on cost per trustworthy completed job—not features, not demos: does the tool actually finish realtor work (answer the lead, book the showing, prepare the CMA, keep the record) at a price and risk level a working agent can defend? Our HomieBench benchmark publishes the completed-job methodology and the model rankings underneath it, and this report cites primary sources throughout so every claim about a competitor is checkable.

Second, the map. The market has split into four aisles, and confusion between them causes most bad purchases. Brokerage AI comes free with your license but only at that brokerage. Platform AI is the CRM or operating system you buy for a team, with AI woven in. Lead-conversion AI is a revenue machine priced like one. And general assistants are the frontier models—Grok, ChatGPT, Claude, and the self-hosted gateways—which know nothing about real estate until someone configures them. Aisle one

Brokerage AI: the year assistants became an affiliation perk

The biggest AI story in real estate this year was not a model release—it was consolidation. In January 2026, Compass closed its $1.6 billion all-stock acquisition of Anywhere Real Estate, bringing Coldwell Banker, Sotheby’s International Realty, Century 21, and Corcoran under Compass International and roughly 340,000 professionals onto a common technology roadmap. In August 2026, The Real Brokerage closed its roughly $880 million acquisition of RE/MAX Holdings, forming Real REMAX Group with about 180,000 agents. Both deals turn AI assistants into something you get with your license, not something you shop for.

Compass AI Assistant launched in July 2026 across the Compass Home Platform: a conversational agent with full context on an agent’s contacts, pipeline, marketing, and tasks—daily briefings, likely-to-sell recommendations, record updates, drafted follow-ups, and CMAs generated by voice in under a minute, with the platform rolling out to roughly 80,000 agents across the owned brands by the end of September 2026 and franchisees slated for 2027. Leo CoPilot, Real’s agent copilot inside reZEN, is the veteran of the category—launched 2023, now voice-first, past 700,000 agent interactions, answering compliance questions, scanning transaction documents for errors, and explaining payouts; its consumer sibling HeyLeo is in beta in 20 states. eXp runs Mira, a voice-and-text business assistant over agent data in English, French, and Spanish, and pairs it with a Fyxer AI email deal and an eight-week AI training program.

The catch is the same in all three cases: the assistant is a moat, not a product. It knows your brokerage’s systems, works only there, and its records live in the brokerage’s custody, not yours. If you are at one of these firms, use what you are given—it is good, and it is free to you. Just know which parts of your business it holds when you think about ever leaving.

Aisle two

Platform AI: the operating systems you can actually buy

Rechat remains the most complete AI-native platform on the open market. Its assistant Lucy runs marketing creation, CRM management, transactions, market reports, and CMAs by natural conversation; 2026 added AI Memo (real-time conversation capture), a voice-first “Hey Lucy” push, and— most consequentially—an MCP server that lets agents operate Rechat from Claude or ChatGPT. Pricing is quote-based; third-party estimates start around $300 a month for teams.

BoldTrail (Inside Real Estate, the former kvCORE) had the most aggressive AI year in the CRM aisle: Streams, an AI mobile workspace; ComplianceAI, automated transaction-packet review that validates fields and signatures and flags inconsistencies; and BackOffice MCP, which lets AI assistants drive the back office directly—offer generation with embedded forms and eSignature included. Lofty (formerly Chime) sells the classic all-in-one—CRM, IDX website, marketing—with a 24/7 AI sales assistant texting leads; estimates put entry around $449 a month plus setup. Follow Up Boss, now Zillow-owned, took the opposite path: fold AI in free—smart summaries, drafted replies, suggested tasks, call transcription—on a CRM that starts near $58. Sierra Interactive adds Lead Engage AI texting to its website/CRM stack, and Luxury Presence launched its unified Presence Platform in May 2026 on the back of a $37 million raise, aimed at the luxury marketing end.

The platform aisle is where “AI feature” and “AI workflow” diverge. Drafting a reply inside your CRM is a feature. ComplianceAI reviewing a transaction packet, or Lucy assembling and sending a market report to a segmented list, is a workflow. Pay for workflows.

Aisle three

Lead-conversion AI: priced like the revenue machines they are

This aisle answers one question—does the lead become an appointment?—and prices accordingly. Ylopo pairs its marketing engine with Raiya, behavioral AI that watches what a lead does on your search portal and texts or calls around that activity; entry is about $395 a month before the recommended ad spend, with realistic all-in budgets of $1,500–$3,500. CINC’s Alex went agentic this year and lifted agent-ready lead rates from 9% to 13% in beta; the platform runs about $899 plus roughly $200 for the AI. Structurely is the pure AI inside-sales agent—texting, calling, emailing, booking—at $499–$999 a month plus usage credits and onboarding.

The newer entrants attack from below. HouseWhisper, founded by ex-Zillow leadership, is a phone-first assistant—call or text one number, no app—for scheduling, follow-ups, CRM updates, and dormant-lead resurrection, showing up through brokerage deals around $79. Sidekick puts an AI chat assistant directly on live MLS data for CMAs and listing work. And looming over the whole aisle, Zillow AI Mode launched in March 2026 as conversational consumer search—not an agent tool, but a reshaping of where the leads these systems convert will come from.

  • Every tool here sends messages to consumers: confirm TCPA/CASL consent handling and human-handoff behavior before connecting your database.
  • Expect real onboarding costs ($1,000–$2,500 is common) and multi-month commitments.
  • One closed transaction typically pays for a year of any of these—which is exactly why discipline about measurement matters.

Aisle four

General assistants: Grok bots, ChatGPT, Claude, and the self-hosted crowd

The frontier assistants are the most capable software in this report and the least useful on day one, because they arrive knowing nothing about your business. The exception—and the reason we keep writing about it—is the template pattern. xAI’s Grok Bot platform (beta, August 2026) gives each bot a persistent cloud computer, connectors, scheduled tasks, and memory, and lets a finished configuration travel as a share link. ChatGPT ($20 Plus, $200 Pro) brings Agent Mode browsing, custom GPTs, and scheduled tasks; it is the best $20 a solo agent can spend on drafting and research, and the weakest option for unattended workflows touching client data. Claude ($20 Pro, Max from $100) pairs frontier reasoning with Cowork—agentic file and document work—and, since August, official MCP paths into Rechat and BoldTrail, which quietly makes it a front end for the platform aisle. OpenClaw, the open-source gateway that detonated across GitHub in January 2026, runs your own always-on agent for roughly $25–$80 a month all-in if you are willing to be your own IT department; Nous Research’s Hermes Agent is its memory-focused open-source rival. Perplexity and Manus round out the aisle as research and delegation specialists. What none of these carry is the real estate substrate: CRM identity, listing-data rights, forms custody, approval queues, audit. What everything costs: entry price is not total price

Two warnings before the chart. Entry price and total price diverge fast: Ylopo’s $395 becomes $1,500+ with ad spend, general assistants need a CRM and an IDX website before they can do real work, and quote-based platforms land wherever your team size lands. And free is a price too—brokerage AI costs your data’s residence at that brokerage.

The chart is why we keep repeating the metric: divide by trustworthy completed jobs, not by features. A $20 assistant that saves you three hours of drafting a week is a bargain. A $1,099 system that books twelve extra appointments a month is a bigger one. A $449 platform whose AI features you never configure is the most expensive thing on this page.

The structural shift

The MCP shift: chat layer and system of record are separating

The quiet headline of August 2026: Rechat and Inside Real Estate both shipped MCP (Model Context Protocol) servers, meaning Claude and ChatGPT can now operate those platforms directly—manage contacts, generate offers with embedded forms, run marketing—from outside their apps. Add xAI’s shareable bot templates and the pattern is unmistakable: the assistant you talk to and the system that holds your business are becoming separate purchases connected by protocol.

We think this is the market arriving at the architecture we described in the RAILS framework : capability in the assistant, custody in the governed system, narrow tools in between.
